Fire-resistant plasterboard isn’t just something to think about on large commercial projects. It’s often needed in domestic renovations too. Under Part B of the UK Building Regulations, areas such as kitchens, bathrooms, garage conversions and shared corridors may all need extra fire protection, depending on how they are built and where they are located.

What Makes Plasterboard Fire-Resistant?

Performance is tested under EN 13501-1, the UK standard for reaction to fire. If you are specifying a board as part of a fire-rated system, always check that the classification appears on the manufacturer’s datasheet. It’s also worth remembering that the board is only one part of the system. Framing, fixings, joint treatment and cavity insulation all affect the final fire rating, so even the right board won’t achieve its tested performance unless it’s installed as part of the approved assembly.
Kitchens and Party Walls
Kitchens are one of the most common places where fire-resistant plasterboard is specified in domestic projects. If walls sit next to cooking appliances, extract ducting or a party wall, they should normally be lined with a board that carries a verified fire rating. That applies whether you’re fitting a brand-new kitchen or completely re-lining the room during a refurbishment.
For most domestic work, Type X plasterboard is the standard choice. It uses glass fibres within the gypsum core to help maintain its structure when exposed to heat and is widely specified for fire-rated partitions and ceilings. Where a bathroom sits next to a party wall or above an integral garage, you’ll usually need a board that combines both fire resistance and moisture resistance. Using a dual-purpose board is generally more practical than trying to combine separate products.
That said, not every bathroom requires a fire-rated board. If the room isn’t adjacent to a party wall or garage, a standard moisture-resistant board may be all that’s needed. Checking the room’s position within the property before ordering helps avoid paying for a higher-specification product unnecessarily. Whichever board you choose, always check the manufacturer’s tested assembly details, as a fire rating achieved in a dry partition doesn’t automatically apply in a wet-area installation.
Garage and Loft Conversions
Garage conversions have some of the clearest fire protection requirements under UK Building Regulations. In most cases, a minimum of 30 minutes’ fire resistance is required between the garage and the habitable part of the home. That usually includes:
- The separating wall
- The ceiling where the living accommodation sits above the garage
- The door assembly connecting the garage and the house
Loft conversions also require careful consideration because the stairwell becomes the property’s protected escape route. Fire-resistant plasterboard helps maintain that escape route, but the level of protection depends on the overall layout and height of the property. A bungalow conversion won’t necessarily have the same requirements as a two-storey home with a new loft room, so it is important to check the current guidance before specifying materials.
Stairwells and HMO Corridors
Some domestic projects require a higher level of fire protection. Shared corridors in HMOs and protected stairwells often need 60 minutes of fire resistance or more. In these situations, Type C plasterboard is commonly specified because it includes additional reinforcement and a specially formulated core designed for longer fire performance.
The board itself is only part of the equation. To achieve the tested fire rating, framing centres, fixing patterns and joint treatment all need to follow the manufacturer’s specification. In HMOs with multiple separate lettings, building control will generally expect that higher-rated construction will continue along the full escape corridor rather than only around individual door openings.
Standard Sheet Sizes and Thickness
Fire-resistant plasterboard is commonly available in the following sizes, with larger sheets suited to most walls and ceilings and the smaller format making installation easier in tighter spaces:
- 1200 x 2400mm sheets for most walls and ceilings
- 900 x 1800mm sheets for stairwells, cupboards and utility areas
For thickness, 12.5mm is the standard choice for many domestic partitions and ceilings, while 15mm is often specified where a higher fire rating is required. Choosing sheet sizes that suit the wall layout also helps reduce the number of joints, making installation quicker while supporting the overall performance of the finished fire-rated system.
Compliance Checks Before You Order
Before placing your order, check the manufacturer’s datasheet to confirm:
- The EN 13501-1 classification matches the fire rating required for the assembly
- Fixing centres and joint treatment follows the tested installation specification
- Any cavity insulation used won’t reduce the fire performance of the overall system
