Set within a beautifully restored Grade II listed building in the heart of Marylebone, this latest project from Kitchens by Holloways demonstrates how contemporary kitchen design can sit harmoniously within a historic setting.
Working alongside developer Obbard Ltd and Anthro Architecture Ltd, the team designed and installed four kitchens across three luxury apartments and a striking penthouse, creating spaces that balance timeless character with modern functionality.
The building has been thoughtfully reimagined into a collection of high-end rental homes, showcasing how intelligent renovation and sustainable reuse can breathe new life into neglected architecture. Throughout the project, preserving the building’s original character was central to the design approach, with period details including ornate cornicing retained and celebrated alongside clean, contemporary interiors.
The kitchens needed to deliver exceptional visual appeal while withstanding the demands of everyday living. Kitchens by Holloways’ Linear range was chosen throughout the development — a German-engineered collection renowned for its sleek aesthetic, durability and long-lasting performance. Linear offers a practical and cost-effective solution without compromising on quality, while its extensive choice of finishes and cabinetry configurations allowed every kitchen to be tailored to its individual layout.
A key objective of the project was creating a dialogue between old and new. Crisp architectural lines and minimalist cabinetry provide a contemporary backdrop, while rich, more indulgent colour palettes were selected to complement the age and character of the building.
One of the defining features across all four kitchens is the carefully considered cabinetry layout. Tall cabinetry positioned either side of the main kitchen run is then subtly connected overhead, creating a striking framed ‘porthole’ effect that draws the eye through the space while maximising valuable storage. The design introduces strong architectural symmetry and gives each kitchen its own distinctive identity
While aesthetics played an important role, practicality was equally essential. Every kitchen incorporates intelligent storage solutions that maximise usable space while maintaining clean, uncluttered worktops.
In the penthouse apartment, the more generous footprint allowed the team to introduce a statement kitchen island, creating an additional preparation and social space while complementing the separate living area. The remaining apartments each feature highly efficient linear layouts, demonstrating how thoughtful planning can maximise both functionality and visual impact regardless of footprint.
The completed development offers a collection of kitchens that are as practical as they are beautiful — contemporary spaces carefully designed to complement one of London’s historic buildings while meeting the expectations of modern city living.
